The Government Land Sales programme is the closest thing the market has to a supply forecast. URA’s H2 2026 Confirmed List — sites that will be tendered regardless of demand — comprises nine plots: eight private residential sites and one white site, together able to deliver about 4,745 private homes, including 735 executive condominium units, alongside roughly 83,350 sqm (897,172 sq ft) of commercial floor area.

The crown jewel is Marina Gardens Crescent, a white site on the Marina Bay waterfront beside Gardens by the Bay. White-site flexibility lets the winning developer mix residential, commercial, hotel and retail — the kind of optionality that justifies a premium. A site like this commands one of Singapore’s most iconic addresses, and the homes derived from it would sit firmly in trophy territory.

Several other plots are worth watching because they sit close to land already awarded in the past two years — at Orchard Boulevard, De Souza Avenue, Tanjong Rhu Close, Berlayar Close and Holland Plain. Analysts have singled out Tanjong Rhu Close (about 1.23ha, roughly 505 units) as one of the most attractive, citing location, sea views and amenities; it sits next to a Tanjong Rhu Road plot awarded earlier in 2026.

Why should a homeowner or buyer care about a list of empty sites? Because the Confirmed List is pipeline-certain supply, typically arriving as new launches three to five years out. It tells you where competing inventory is coming, and roughly when. For a seller, that matters: a wave of new launches in your sub-market can pull buyer attention - and pricing benchmarks - toward the new and shiny. For a buyer, it signals where future choice (and future price floors) will appear.

It is also a confidence gauge. The fact that recent launches — Pinery Residences, River Modern, Tengah Garden Residences — each sold more than 90% on their launch weekends tells the government the market can absorb supply. That is precisely why the pipeline keeps flowing.

The practical move is to map the pipeline against your own plans. If you are buying for own-stay in an area with several upcoming GLS-derived launches, you may have more leverage and more choice in two to three years. If you are selling, you want to be ahead of that supply, not competing with it. Either way, the list is public intelligence — and most people never read it.
